VA Home Loan Process
Purchasing a home is an exciting time; it’s when a family can come together a search for a place they can call home. Buying a home is usually the single largest financial transaction a family will ever make, but it is more than just that, it’s an investment in the family and their future.
Aligning yourself with a team of dedicated professionals will help you prepare and move forward with the home buying process. Our team at Security America Mortgage makes every effort to ensure the home buying process as transparent and stress free as possible.
After completing our contact form, one of our VA Loan Experts will contact you to discuss your current situation and your future plans. Through a series of questions our VA Loan Experts will get to know you, gain an understanding of your goals, and start the pre-approval process.
The pre-approval process starts by completing a loan application with one of our VA Loan Experts. With the information collected on the application we are able to obtain your VA Certificate of Eligibility, credit report, and analyze your income to determine how much you can qualify for. Security America Mortgage will then issue you a pre-approval letter that will show real estate agents and potential sellers you have the ability to purchase a home.
Once you find the home you would like to make an offer on, you and your agent will begin the negotiation process. Security America Mortgage always recommends that you use a licensed real estate agent who is familiar with the VA Home Loan process. Using an agent that is familiar with VA Loan process will help to maximize your benefits. Going into the negotiating process, the goal should always be to attain the best possible price and obtain the maximum seller contribution towards your closing cost so you can purchase the home with little to no money out of pocket.
Underwriting and Closing
As soon as the purchase agreement has been signed by all parties, Security America Mortgage will begin the underwriting process. Property specific loan documents will be drawn for you to sign, the appraisal will be ordered, and the validation process will begin. The underwriting process typically takes less than thirty days and once complete, Security America Mortgage will setup the closing with the title company and the sellers. The only thing left to do is sign closing documents and receive congratulations on purchasing your families new home!
